By our assessment, that makes its appeal easy to understand, but the absence of checked facts here leaves the actual portfolio, geography, and distribution style outside the frame. The good part of a REIT is the focus: it packages property income and property risk in one place. The trade-off is that you inherit the usual limits of the sector, from market sensitivity to whatever mix of assets the trust actually holds. In practice, REITs feel less like an operating business and more like a rules-driven wrapper around buildings, leases, and cash flow. Compared with a plain real-estate company, it should be judged on what it owns and how it pays out, not on brand polish.
