FTSE EPRA/NAREIT DEVELOPED EUROPE is a real-estate index, not a business with products or customers, and that matters for what it can be judged on. By our assessment, it is useful mainly as a benchmark for listed property stocks and REITs across developed Europe, giving investors a single basket instead of a country-by-country scramble. The strength is the neat sector-and-region slice: it tells you something specific about the listed property market without pretending to be the whole market. The limit is just as clear, because an index can only reflect its rules and constituents, so it never solves the work of choosing or timing for anyone. In practice it is the kind of name portfolio screens and fund fact sheets lean on, with all the dry precision that implies. Compared with a broad European equity index, it is narrower and more specialised, and that is exactly its point.
